We follow the Standards of Practice laid out by the State of Oregon and InterNACHI. Reading these Standards of Practice will give you a more thorough idea of what we cover in our inspections.
Areas of Inspection

Property & Site
Grading, decks, patios, walkways, porches, retaining walls, trees and other vegetation which may have an impact on the home. Grading should always slope away from a homes foundation.

Exterior
Siding, trim, soffits/eaves, foundation, doors, gutters, downspouts and hose bibs. A well built exterior should shed water, prevent air leaks and ensure the interior of your home is well protected.

Roof & Attic
The integrity of the roof structure, coverings, vents, and flashings is essential in the protection of your home. Especially here in the Willamette Valley.



Plumbing
The type of materials, water flow, drain and waste piping, venting and bathroom fixtures are inspected for function and serviceability.
Electrical
Main & sub panels, voltage & amperage ratings, branch wiring, circuit disconnects, outlets, switches and lighting. All checked for function and safety.
HVAC
Furnaces, wall & baseboard heating, heat pumps, central air conditions and ventilation systems. We run these systems and test for temperature changes to ensure proper function.



Garage
Safety is paramount in garages. Garage door auto reverse functions, firewalls, fire-rated doors, electrical and bollard posts protecting HVAC and water heater equipment.
Fire & Safety
Handrails, railings, smoke and carbon monoxide detectors, and ventilation for gas appliances are inspected, operated and tested for function.
Interior Areas
Function of windows, doors, cabinets, counters, cracking in walls or ceilings and other damage which may lead us to finding larger structural problems.
